COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 25. 7405 Frank Sadlon,Bristol 08 <br /> A-1 to C-1 <br /> Sadlon applied for rezoning of 1.2 acres from A-1 to C-2 at this location in 1996- <br /> Pet 6536. He intended to use the newly zoned area,together with an adjoining 0.39 acre strip of C-1- <br /> zoned land,for"rental of warehouse space." The Town of Bristol and the ZNR Committee amended <br /> the request to from C-2 to C-1 (which does not permit warehouse use unless it is"incidental to a <br /> permitted use on the premises.") Sadlon submitted an amended Intent Statement,indicating that the <br /> use under C-1 zoning would be"renting(Office/Warehouse Space)with any warehousing to be <br /> incidental to the business located in the building...geared towards the small contractor..." Pet 6536 <br /> was approved by the ZNR Committee, and became effective 06/28/1996 subject to Deed Restrictions: <br /> 1. No more than 24 parking stalls shall be established. <br /> 2. No outside storage of junk or abandoned vehicles. <br /> 3. Overnight parking for vehicles used during normal business activity <br /> Sadlon obtained a zoning permit for a 7,200 SF,4-unit"commercial office building"based <br /> correctly on a site plan showing 250' of C-1-zoned lot frontage on CTH V. Unfortunately, due to"a <br /> mistake in[their] survey dimensions," the building was located incorrectly, and was determined to lie <br /> on the Eastern C-1 Zoning District boundary instead of at the minimum 10' side yard setback. So <br /> Sadlon is asking for an additional 67' wide strip of C-1 zoned land to bring the building into <br /> compliance,for a total lot area of 2.04 acres (317'x280'.) <br /> REGIONAL PLANNING <br /> Petition 7405. This proposed commercial expansion appears consistent with the adopted town/county <br /> plan in the Town of Bristol. This site is within the unsewered development district of the hamlet of <br /> North Bristol, where such development is consistent with town/county policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> The owner of this premises is not in compliance with the reporting requirements for the holding system <br /> serving this building. <br /> DANE COUNTY HIGHWAY <br /> Petition 7405. CTH "V" is not a controlled access highway. No additional accesses expected for <br /> Parcel. <br /> OTHER <br />
