DEED RESTRICTIONS <br /> WHEREAS, Jolly Rogers of Cambridge, LLC (Unit 1),JCL Rentals, LLC (Units 2, 7, 8), <br /> Kevins Investments, LLC (Unit 3), Cambridge Industrial Solutions, LLC (Unit 4), Benno C. <br /> Fischer Trust (Units 5, 6), and JCL Commercial Condominiums, are the owners of <br /> condominiums and/or common element, which, together, constitute, the Property as described in <br /> Exhibit A; <br /> WHEREAS, the Property is subject to a Declaration of Condominium and Amended <br /> Declarations of Condominium, recorded at Document 4463293 on August 28, 2008, Document <br /> 4724191 on December 9, 2010, Document 4820834 on December 7, 2011, Document 5043203 <br /> on December 12, 2013, and Document on August , 2015; <br /> WHEREAS, the Property was previously made subject to Deed Restrictions at Document <br /> No. 4138178, recorded with the Dane County Register of Deeds on November 30, 2005; <br /> WHEREAS, the owners of the Property have obtained approval from the Town of <br /> Christiana and Dane County for a zoning amendment affecting the Property, Dane County <br /> Petition No. 10755, which approval required additional Deed Restrictions on the Property; <br /> WHEREAS, the Restrictions imposed herein are intended to comply with the <br /> requirements imposed by the Town of Christiana and Dane County; <br /> WHEREAS, the Owners hereby agree to place the following restrictions on the Property, <br /> to bind the Owners and those who may acquire title hereafter; <br /> WHEREAS, the restrictions provided herein shall be enforceable at law or equity against <br /> any party who has or acquires any interest in the Property subject to these restrictions by the <br /> following who are named as grantees and beneficiaries with enforcement rights: <br /> 1. The County Government of Dane County, WI, provided that the Property is <br /> within the jurisdiction of the Dane County Zoning Department at the time the enforcement action <br /> is commenced; <br /> 2. The Town Government of the Town of Christiana, Dane County, WI, provided <br /> that the Property is within the jurisdiction of said Town at the time the enforcement action is <br /> commenced; and <br /> 3. The owner(s) of record of any lands which are located within 300 feet of the <br /> Property. <br /> 2 <br />
