COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 2.7385/CUP 1523 Odilon&Dinorah Melendez,Madison 35 <br /> R-3 to C-1 with Conditional Use Permit for Single Family Residence <br /> Melendez wishes to operate a"small painting business"from a detached garage next to his home on <br /> this parcel. He proposes to enlarge the existing 12'x20' garage to 24'x50' to accommodate his <br /> supplies.(A CUP is required to permit the existing residence in the Commercial District) The City <br /> Limits of Madison form the North and West property lines of this parcel. <br /> REGIONAL PLANNING <br /> Petition 7385. This is an existing single family residence with urban services. This house and the one <br /> adjacent to the east are the only single family homes in the area. <br /> There are commercial uses to the east and south. There are extensive multi-family residential uses to <br /> the west and north in the City of Madison. <br /> While commercial zoning may be compatible at this location, it would leave the residential lot to the <br /> east as the only one zoned for single family use along this street. <br /> We note that the existing commercial area around the rezone site is zoned B-1 Local Business. This <br /> would appear to be a more compatible commercial zone. <br /> If the decision is to rezone the site to C-1,there need to be conditions on the rezoning since other uses <br /> permitted in the C-1 district could cause future conflicts in this local area. <br /> The conditional use permit would apply to the existing residence only if the C-1 zoning were granted. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> Consideration should be given to the provisions being made for the proper storage and disposal of <br /> paints and solvents that can be associated with this type of operation in order to protect groundwater <br /> from contamination. <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
