Addendum "A" to option to purchase dated 7/21/98 <br /> Buyer: Mortenson Investment Group Seller. Sally Properties, Inc. <br /> 1. Sale price shall be $ dollars) per square foot of land sold. <br /> Land area to be sold is estimated to be 20,000 (twenty thousand) square feet. <br /> Exact sale price will be calculated based on exact size of lot sold. Exact size to <br /> be determined by survey at buyer's expense. <br /> 2. Option is contingent upon seller obtaining a written approval of the grant of option <br /> from its land contract vendor, Philip Stark and its lender, Anchor Bank. Seller <br /> shall bear all costs of said approvals. Such approvals to be obtained by August <br /> 15,1998 or option is null and void. <br /> 3. Option is contingent upon seller obtaining the necessary permits for the smaller <br /> parking lot for seller's building at 3001 West Beltline and that such parking will <br /> meet the parking requirements for building 3001 West Beltline. Option is also <br /> contingent upon seller obtaining a permit to create access from said parking lot to <br /> the street Landmark Place. <br /> 4. The land purchased is to be subdivided from the current lot, by creating a new lot. <br /> Cost of such subdivision to be paid by buyer. Buyer to bear all costs of <br /> govemmental permits, fees, surveys, and other costs of creating the lot, <br /> having zoning changes, building permits, and all costs of the <br /> improvments to the purchased land. ntended <br /> 5. Before submitting his plans for approval by the Town of Madison, buyer shall <br /> submit his plans for review by the Arbor Hills neighborhood association. <br /> 6. If buyer applications for re-zoning and new lot are rejected, they will be wk <br /> before final rejection, so not to hinder future petitions. thdrawn <br /> 7. The lot to be sold is currently a parking lot. Both seller and buyer agree that each <br /> will be able to use their portion of the exisiting <br /> choose to) all the way up to the lot line (at the parking <br /> ommon border parking the <br /> between <br /> sold and the portion of the parking lot seller retains).
