COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> #7283 Regina&Brent Mosher,Medina 27 <br /> A-1EX and R-1 to R-1 and A-1EX <br /> This rezone would correct the legal description of Rezone 7167(effective 05/27/1998)which <br /> created a 0.8 acre area for the owners of a 36+- acre farm. The new R-1 area will be 0.625 acres <br /> and will be located"on top of the hill" slightly NW of the existing R-1 area. There is a Deed <br /> Restriction on Rezone 7167--"There shall be no residential development on the balance of the <br /> farm or the 35+acres created by this Ordinance without such residential development being <br /> approved through the rezoning process" [with list of affected parcels]. (Rezone 7167 was <br /> successful after the previous rezone attempt-Pet. 7083 -was denied by the Town because they <br /> did not agree with the specific language of the Deed Restriction.) <br /> Note: The new R-1 area is located between 2 intermittent streams which flow N to Spring Creek. <br /> Maps and information on previous rezones in file. <br /> REGIONAL PLANNING <br /> Petition 7283. Pending further comments at the public hearing, this petition appears reasonably <br /> consistent with adopted plan policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> If the new building location cannot utilize the previously approved area for the private sewage <br /> system, a new soil evaluation and a revised sanitary permit will be required. <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
