DANE COUNTY ORDINANCE AMENDMENT NO. 7374 <br /> Amending Section 10.03 relating to Zoning Districts in the Town of Verona. <br /> The Dane County Board of Supervisors does ordain as follows: That the Zoning District Maps of the <br /> Town of Verona be amended to include in the RH-1 Rural Homes District/s the following described land: <br /> PETITION NUMBER: 7374 <br /> Part of the Lot#1,Certified Survey Map#8957 located in the SE 1/4 of the SE 1/4 of Section 19,Town of <br /> Verona described as follows: Commencing at the Southeast corner of said Section 19;thence S01°37'45" <br /> West,33.19 feet;thence N89°28'29"West,955.43 feet;thence N00°31'31"East,40.92 feet to the point <br /> of curve;thence Northeasterly on a curve to the right which has a radius of 800.00 feet and a chord which <br /> bears N24°56'08"East,661.23 feet;thence N49°20'45"East,302.56 feet;thence N40°39'15"West, <br /> 33.00 feet to the point of beginning;thence continuing N40°49'15"West,435.60 feet;thence N49°20'45" <br /> East,200.00 feet;thence S40°39'15"East,435.60 feet;thence S49°20'45"West,200.00 feet to the point <br /> of beginning. <br /> ALSO: <br /> Part of Lot#2,Certified Survey Map#8957 recorded in Volume 57 of Certified Survey Maps Pages 72-76 <br /> Dane County Registry,located in the NE 1/4 of the NE 1/4 of Section 30,Town of Verona described as <br /> follows: Commencing at the Northeast corner of said Section 30;thence S01°37'45"West,33.19 feet; <br /> thence N89°28'29"West, 955.43 feet;thence S00°31'31"West, 196.69 feet;thence N89°28'29"West, <br /> 33.00 feet to the point of beginning;thence S00°31'31"West 242.31 feet;thence N89°28'29"West <br /> 359.55 feet;thence N00°31'31"East,242.31 feet;thence S89°28'29"East,359.55 feet to the point of <br /> beginning. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10.255(3)(a)2.(b)of the Dane County Code of <br /> Ordinances. The rezoned area shall be subject to the following conditions. <br /> DEED RESTRICTION REQUIRED <br /> This amendment will be effective,if within 90 days of its adoption by Dane County the owner or owners <br /> of the land shall record the following restrictions on said land: <br /> 1.Notifying the owners of lots one and two that if dedication of the private drive as a town road is <br /> requested,that it the Town accepts the dedication,it will be based upon the condition that the land owners <br /> will be responsible for the full cost of improving the private drive to Town of Verona road standards as <br /> those standards exist at that time. <br /> 2.Notifying the owners of lots one and two that other than the two acre home site zoned RH-1,the <br /> balance of each lot is A-1 Exclusive and any further subdivision is subject to County and Town approval. <br /> 3.That a 66 foot wide easement be reserved in the general vicinty of the common boundary line between <br /> lots one and two for possible future dedication as a town road. <br /> 4.That the owners of lots one and two note the adjacent lands are zoned exclusive agriculture with <br /> various conditional uses permitted. <br /> 5.The owners of lots one and two contact the Town engineer and fire department,and construct such <br /> intermediate turnarounds as may be required,with owners to pay all fees inured by town engineer. <br /> Said restrictions shall run in favor of Dane County and the pertinent Town Board as well as the owners of <br /> land within 300 feet of the site.
