DEED RESTRICTION <br /> PAGE 2 <br /> S00°31' 31" West 242. 31 feet; thence N89°28' 29" West 359.55 feet; <br /> thence N00°31' 31" East, 242 .31 feet; thence S89°28' 29" East, <br /> 359. 55 feet to the point of beginning. <br /> II. WHEREAS said owner desires to place certain restrictions thereon, <br /> to bind the owner and those who may acquire title hereafter. <br /> III. NOW, THEREFORE, in consideration of the mutual benefits passing to <br /> and from the owner and those who may hereafter purchase said land <br /> and the parties named as beneficiaries of these restrictions, the <br /> following restrictions are hereby imposed: <br /> 1 . Notifying the owners of lots one and two that if dedication of <br /> the private drive as a town road is requested, that it the Town <br /> accepts the dedication, it will be based upon the condition that <br /> the land owners will be responsible for the full cost of <br /> improving the private drive to Town of Verona road standards as <br /> those standards exist at that time. <br /> 2 . Notifying the owners of lots one and two that other than the <br /> two acre home site zoned RH-1, the balance of each lot is A-1 <br /> Exclusive and any further subdivision is subject to County and <br /> Town approval . <br /> 3. That a 66 foot wide easement be reserved in the general <br /> vicinty of the common boundary line between lots one and two for <br /> possible future dedication as a town road. <br /> 4 . That the owners of lots one and two note the adjacent lands <br /> are zoned exclusive agriculture with various conditional uses <br /> permitted. <br /> 5. The owners of lots one and two contact the Town engineer and <br /> fire department, and construct such intermediate turnarounds as <br /> may be required, with owners to pay all fees incured by town <br /> engineer. <br /> These restrictions shall constitute covenants running with the land <br /> and shall be binding upon all parties now owning any part of said <br /> land, their successors, heirs and assigns, and all parties holding <br /> under them unless, pursuant to paragraphs 5 or 6 of this <br /> instrument, said restrictions are amended or terminated. <br />
