• <br /> III. CONCLUSIONS <br /> A. Summary of main issues/findings <br /> The proposal would appear to conflict with the maximum density provisions of the Town of <br /> Vermont Land Use Plan. Of the two proposed rezoning parcels, one would appear to be <br /> necessary to bring a parcel created as a result of a previous petition into compliance. There is <br /> insufficient information to determine if woodland and hillside protection standards of the town <br /> plan are met. Without appropriate siting or erosion control requirements, development of the <br /> proposed 25-acre RH-4 lot could result in fragmented wildlife habitat and serious erosion control <br /> problems. <br /> B. Any recommended conditions of approval <br /> The committee may wish to postpone action on this proposal until a detailed site plan showing <br /> building and driveway locations, erosion control practices, cleared areas and other factors can be <br /> provided. Depending on the town's action, it may also be useful to have a discussion with the <br /> town concerning the applicable density standards. <br /> 3 <br />
