The owners would like to rezone 0.75 acres <br /> including the two sheds to LC-1 so they can store"scaffolding,ladders, [and] a couple trucks inside <br /> the buildings and a couple of trucks outside the buildings for use in[Don Gillham's] drywall <br /> contracting business." Don Gi iham Drywall owns 7 trucks,though only 4 would be stored at this <br /> location. There would be no business office. <br /> REGIONAL PLANNING <br /> Petition 7377. This proposed commercial rezoning appears to conflict with the general area and two <br /> town/county policies in the Town of Sun Prairie. <br /> The relevant commercial policies are: <br /> "To provide for commercial development that is compatible with adjacent land uses." <br /> "To plan commercial development at convenient highway-oriented locations." <br /> Staff Comments <br /> This site is one of several rural home lots in the area, all with single family homes. A business on one <br /> of the lots does not appear to be a compatible use. This is not a highway-oriented location. <br /> If this use is acceptable in the neighborhood,there may need to be conditions to limit the specific use <br /> and size of the business. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> CTH"T'is not a controlled access highway. Existing access may require upgrade to accommodate <br /> contractor trucks. A driveway permit is required for change of use. <br /> OTHER <br />
