i o. tt
417, Dane County
1I • Planning & Development
'1‘,44 CO
•
October 7, 2015
North Towne Homes, LLC
3636 Skytop Rd.
McFarland, WI 53558
Re: 60 Unit Multi-Family project
Town of Windsor, Section 29
Attn: Craig Frank
The proposed Zoning Permit application(s) are on hold for the following reasons:
1. The area devoted for two-way traffic to each of the three units measures 15-feet in width.
Please note that the minimum width of internal aisles providing two-way traffic access to
parking spaces shall be 24 feet.
2. The side yard distance between four of the 3-unit buildings measures 15-feet(deck to deck).
As per the requirements within the R-4 Zoning District, buildings which are 2 stories or less
in height shall have a minimum 10 foot side yard on each side of the building. In addition,
buildings located within a complex shall each be provided with their own side yard areas
irrespective of the yards required for other buildings. The rear yard setback is sufficient for
each of the 3-unit buildings.
The permits for the 3-unit buildings will not be issued until such matters are reconfigured to meet
the minimum requirements of the zoning ordinance. The proposed 42-unit building seems to
meet all of the requirements for the R-4 Zoning District and the off-street parking provisions.
Please contact myself if you have any questions regarding this letter.
Sincerely,
Daniel Everson
Assistant Zoning Administrator
267.1541
CC:
Clerk, Town of Windsor
210 Martin Luther King Jr.Blvd.•'•City-County Bldg,Room 116 Madison,\V1 53703-3342 Phone:608.266.9086•'•Fax:608.267.1540
