COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> #7288 Virginia Kravik, Christiana 24 <br /> A-1EX to RH-1 and A-2 <br /> Divide this existing NC'g A-1EX parcel of 26 acres into two parcels: <br /> • One RH-1 parcel of 2.0 acres to include Kravik's existing single family residence. Kravik states <br /> that she plans to keep this parcel and rent out the house; and <br /> • One A-2 parcel of 24 acres. Kravik wants to build a new house for herself in the wooded area <br /> in the NE corner of this parcel. She states that"the tillable land will remain the same." <br /> • Note: The headwaters of an intermittent stream tributary to Koshkonong Creek are located <br /> just W of and within 300 feet of the W PL of the RH 1 parcel, and the proposed new home site. <br /> Proposed CSM in file. <br /> REGIONAL PLANNING <br /> Petition 7288. This proposed land division for residential development appears to conflict with <br /> the Agricultural Preservation Area policy of the town/county plan in the Town of Christiana. The <br /> relevant policy is: <br /> "Density limited to one lot per 35 acres of farm owned" <br /> This 26-acre parcel appears to have existed at the time of adoption of the plan and A-1 Exclusive <br /> Agricultural Zoning in 1979. Thus it is a substandard parcel which is allowed to have one <br /> residence,which it has. <br /> However, there is no policy provision for father division of such parcels in the adopted <br /> town/county plan. <br /> ENVIRONMENTAL HEALTH (septic. etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
