My 10-acre parcel is even more unique: <br /> • it has a substantial ravine that separates it from my home and the remainder <br /> of my property <br /> • The ravine is extreme enough to act as a natural physical barrier between the <br /> 10 acres and the balance of my property—i.e., much of the 10-acre parcel <br /> is by nature separated from the balance of my property by natural contours <br /> and the extreme ravine <br /> • The Boehnen, Inc., owner, Carl Lochner, walked the ravine with me and <br /> indicated it was totally impractical to try to criss-cross that ravine in an <br /> attempt to cut in a road to gain access to the valley <br /> • The ravine is a physical,natural boundary that acts as a natural barricade and <br /> compounds the hardship by separating the 10 acres from any practical use <br /> Y P in <br /> conjunction with my remaining property <br /> • The only practical access to this 10 acres is from the cul-de-sac on Hidden <br /> Valley Road <br /> • This 10 acres is wholly unsuitable for any form of agricultural use <br /> whatsoever—it is completely inaccessible except from Hidden Valley Road <br /> • It is wholly impossible to try to bring any farm machinery down this parcel <br /> (or down my adjacent parcel) <br /> • The soil is poor,the outcropping significant, and the oak trees have no value <br /> because of their poor quality and inaccessibility <br /> • This 10-acre parcel is more comparable to residential parcels across the <br /> -3- <br />
