He <br /> wishes to build a new house, which would require a CUP under C-1 zoning. The LC-1 Limited <br /> Commercial district is intended to serve small-scale contractors(12 or fewer pieces of equipment)who <br /> operate from their home and personal outbuildings,so LC-1 zoning appears to be more appropriate for <br /> Fritz's use than the C-1 district with a CUP. This location is"next door[to]A-i Trailers"and across <br /> the street from the York Town Hall. Other adjacent uses are residential,including those resulting from <br /> a recent rezoning immediately to the West--Pet 6855 (effective 04/07/1997)from C-1 to A-1EX to <br /> allow 2 farm employee residences on the John Waddell Farm. <br /> REGIONAL PLANNING <br /> Petition 7364. This proposed limited commercial rezoning is within the unincorporated hamlet of York <br /> Center, which is virtually all zoned C-1 Commercial. The town/county plan in York does not designate <br /> the hamlet as a development area,but has the general policy to allow such commercial development as <br /> is needed to support existing agricultural activities. <br /> The actual request is to allow for a residence on-site. The Zoning staff has determined that LC-1 is <br /> more appropriate for this use.
