COMPOSITE REPORT - Page 2 APPLICATION NO.
STAFF COMMENTS
ZONING REVIEW
7. 7366 Jim Killerlain(Badger Surveying,agent),Dunn 16
A-1EX to R-1A
Separate a 1.2 acre parcel including a farmhouse and 2 sheds from 40 acres zoned A-1EX"for future
sale"to an unrelated party; and create a 1.2 acre area zoned"for construction of new residence for
owner of the remaining farm acres"with no CSM. Town of Dunn specifies the
R-1 A,not the R-1 zoning district.
Soils: 100%Class I-11
Uses: 50%Cropland, 50%house, sheds,yard
REGIONAL PLANNING
Petition 7366. Pending further comments at the public hearing, this petition appears reasonably
consistent with adopted plan policies.
We note that this is a unique application. This is a 40-acre site with a house on the eastern parcel
proposed to be rezoned R-1-A and sold separately.
The western parcel proposed for rezoning to R-1-A is vacant land and is a zoning parcel for the owner
of the remaining acreage to build a new house.
Since the creation of one lot exhausts the allowable amount(one lot per 35)for this 40-acre parcel, the
Committee may want to consider a condition that no further residential development be allowed.
Note: These two parcels are surrounded on the S &W by Floodplain/Wetlands associated with Mud
Lake and Keenan's Creek.
ENVIRONMENTAL HEALTH (septic, etc.)
The existing private sewage system must remain on the same parcel with the dwelling it serves.
DANE COUNTY HIGHWAY
OTHER
