except as otherwise provided herein, may not be severed, transferred, assigned or otherwise

<br /> Easement to Government Grantor does hereby create, establish, dedicate and grant a
<br /> permanent and perpetual easement to the United States, State of Wisconsin, Dane County and Town
<br /> of Black Earth and to their respective agencies, departments or branches and the employees, agents
<br /> and representatives thereof, over, across, through and upon the described easement real estate for the
<br /> purpose of performing such duties and activities related to law enforcement, fire protection and
<br /> medical and emergency situations on or for any portion of said Parcels A, B and C or any person
<br /> thereon. In the event, gates control, limit or restrict vehicular or pedestrian access to and from any
<br /> portion of the described easement real estate, the gates shall be constructed as breakaway type gates
<br /> and all governmental authorities are authorized to break through said gates, if necessary, in an
<br /> emergency situation, and shall not be liable for any damage caused by said emergency entry.
<br /> Easement to Utilities Grantor does hereby create, establish, dedicate and grant a
<br /> permanent and perpetual easement to any public utility, municipal corporation or other person or
<br /> entity which constructs or operates a public utility, as hereinafter described, over, across, under and
<br /> through all portions of the described easement real estate which are reasonably necessary for the
<br /> purpose of installing, erecting, replacing, relocating, maintaining and operating public utility systems
<br /> which include, but are not limited to, master television and/or cable systems, security and similar
<br /> systems, sanitary sewer systems and all other utilities necessary or convenient for the use of said
<br /> Parcels A, B and C, including without limitation, publicly or privately owned and operated electrical,
<br /> gas, telephone, water and sanitary sewer services, storm drains and sewers, drainage systems and
<br /> facilities, lines, pipes, conduits, equipment, machinery and other apparatus and appurtenances
