The land is described as"almost entirely wooded and not suitable for fa ming...with the <br /> exception being the 66' strip for access to USH 14 which is along the property line between the applicant <br /> and neighbor"(Donaldson.) <br /> This is a re-application of Rezone Pet. 6975/1442,in which Olson came before the Committee in <br /> July 1997 requesting that(5)RH-zoned lots be created in this area,including the currently proposed RH-4 <br /> parcel. The CUP request was for a Limited Family Business on a`6th'parcel to be zoned to A-2(4)for the <br /> Olson's son,David,who has a heating&air conditioning business. The Committee asked the Olsons to <br /> withdraw Pet 6975 rather than risk having their request for rezoning so many RH-4 lots denied. David <br /> Olson subsequently re-applied for rezoning of his 1.9 acre parcel to C-1 with a CUP for a SFR—Pet 7043 <br /> effective 02/04/1998/CUP 1456 effective 02/17/1998. <br /> Note: The driveway entrance onto USH 14 is across the highway from and within 300 feet of Black Earth <br /> Creek,which has associated floodplain and wetland. <br /> Soils: 10%Class I-II, 25%Class III, 15 %Class IV, 50%Class V-VIII <br /> Uses: 95%Woodland, 5%Fence line <br /> REGIONAL PLANNING <br /> Petition 7347.
