.
COMPOSITE REPORT - Page 2 APPLICATION NO.
STAFF COMMENTS
ZONING REVIEW
14. 7353 Long Island Farm,Inc. (represented by owner Paul Huggett), Sun Prairie 24
A-1EX to R-3A
Create a 1.21 acre parcel to build a duplex residence for"2 farm employees and their families." The
duplex will be"on a hill with poor soil...on the edge of an odd forty"and will use an existing gravel
driveway for access to Ridge Road. The houses on the adjacent RH-2 lots to the East are"on the other
side of a steep hill with woods." The farm is
213 acres.
Soils: 100%Class III
Uses: 100%Cropland
REGIONAL PLANNING
Petition 7353. This proposed duplex for farm employees appears generally consistent with the adopted
town/county agricultural policy in the Town of Sun Prairie. The policy is: "The uses of land permitted in
the agricultural preservation district will be primarily limited to agricultural production and dwelling units
which serve as the places of residence for owners and employees of the farm."
The plan does not have any specific policy for a duplex. Therefore the policy question is whether the units
are justified for farm employees. The location of the site appears to meet the plan criteria for such a site.
There is a gravel access drive along the RH-2 parcel to the north where it leads onto Ridge Road. The
proposed duplex site does not require direct public road access since it will remain part of the farm, and is
not proposed as a separate lot.
ENVIRONMENTAL HEALTH (septic, etc.)
DANE COUNTY HIGHWAY
OTHER
