Dane County Zoning and Natural
Resources Committee
November 7, 1998
Page 9
Request For Amendment To Zoning Petition No. 7357
Please note that due to the access issue, the proposed (preliminary) Certified
Survey Map, specifically the boundaries of proposed Lots 1 and 2, had to be
reconfigured as shown. (A copy of such revised proposed (preliminary) Certified
Survey Map dated 10/28/1998 is submitted herewith.)
We hereby request Zoning Petition No. 7357 be amended so that the
proposed changes from A-1 Ex Exclusive Agricultural to C-1 Commercial (Lot 1)
and from A-1 Ex Exclusive Agricultural to A-2 Agricultural (Lot 2) conform to the
present legal descriptions shown on the revised proposed (preliminary) Certified
Survey Map dated 10/28/1998. Robert H. Johnson, Applicant of Zoning Petition
No. 7357, has expressly authorized us as his agent to make the foregoing request to
amend Zoning Petition No. 7357. (See Authorization of Lane Taylor as Agent for
Application for Zoning Petition No. 7357, a copy of which is enclosed herewith.)
Finally, we are submitting herewith a revised site plan for the proposed auto
parts store. This revised site plan reflects the latest reconfiguration for Lot 1 (the
lot proposed to be used for the auto parts store).
Conclusion
We have attempted to address every issue raised regarding this proposed
rezoning. The relevant town/county policies are satisfied because the rezoning
will not result in strip development as defined. The Village's Long Range Plan is
not relevant to this process. Communication and coordination with the Village
(regarding its Long Range Plan) is appropriate in a separate and different forum
and process—ETJ plat review, but not here. The Town of Christiana has primary
and exclusive jurisdiction over infrastructure within the Town. Access approved
by the Wisconsin Department of Transportation may be available. A site plan for
the proposed rezoning has now been submitted.
Please feel free to call us if you have any questions or other problems
regarding any of the foregoing matters. In addition, although we have mailed a
copy of this letter and accompanying enclosures to each of the members of the
Zoning Committee, we kindly ask as a precautionary measure that Mr. Gregorius
separately provide a copy of this letter and accompanying enclosures to each of the
members of the Zoning Committee.
