a <br /> Commercial <br /> 4 <br /> # Available vacant commercially zoned land is quite limited. Approximately 2 acres are <br /> available for commercial development. Most of this acreage is included in sites on STH 12 & <br /> 4 STH 18. <br /> Currently there are limited opportunities within the Village for the development of a major <br /> 4 shopping facility. Based on recent developer interest, there appears to be sufficient demand <br /> within the Cambridge retail trade area to support an additional shopping area. A logical site is <br /> le in the area of STH 12/18 and I 34. In terms of the site's location along a major transportation <br /> node and relatively good access, developing this site for such use would have merit. However, <br /> appropriate upgrades in roadway geometrics and traffic signalization will be necessary due to <br /> the potential "trip generation" of such a development combined with existing traffic patterns. <br /> Industrial <br /> 4 <br /> 4 Approximately 18 acres of industrial zoned land is vacant within the Village. While portions <br /> of these properties are not readily usable or are undeveloped portions of existing industrial <br /> enterprises, there are a variety of industrial development opportunities. There are fully <br /> improved sites available in the industrial park. <br /> Future Land Use Requirements <br /> There is a close relationship between the amount of developed land and the population of the <br /> Village. In order to estimate future land use requirements, the ratios between various existing <br /> land use categories and population were computed (see Table 5). These ratios were then <br /> applied to the proposed land uses planned in the proposed future urban service area. The end <br /> result is an estimate of required acreage for various land uses. These figures are not intended <br /> to be absolute, but rather provide a starting point from which to plan for growth.
