The following policies shall govern th• Village <br /> Plan Commission in approving division of land within the one and one-half (1- /2) mile <br /> extraterritorial area n order to protect the rural character and farming viability: ; <br /> (1) a. No subdiv.sions without public sanitary sewer service as defined in thi. Chapter <br /> except for land divisions by certified survey as referred to in Section 14 1-34 will <br /> be permitted within the one and one-half(1-1/2) mile extraterritorial li 'ts of the <br /> Village of Cambridge. <br /> b. At the time: of submission of a final subdivision plat, the subdivider sha 1 present <br /> evidence c f a binding commitment for public sanitary sewer service to each lot <br /> within the proposed subdivision prior to the sale of any lot within the sut division. <br /> ' (2) For land divisions by certified survey as defined in Section 14-1-34, the proc:dure for <br /> approval by the Village shall be as specified in Section 14-1-34. he Plan <br /> Commission may require approval of the certified survey map by the pertin nt Town <br /> Board before acting as specified under this Section. Land divisions by certified <br /> survey as refer-ed to in Section 14-1-34 will be permitted for farm-related d ellings, <br /> for rural resid;ntial dwellings, and for commercial use not exceeding a overall <br /> density of one (1) unit for thirty-five (35) acres. The only exception to this policy is <br /> that lots resul ing in the infill of existing subdivisions may also be rmitted. <br /> Approval will 3e determined based on the provisions of Sec. 236.13, Wis. tats. <br /> (3) The Village of Cambridge will attempt to seek consistency of locally adop d Town <br /> plans. To the e xtent that the policies of the Village of Cambridge are more strictive <br /> and are applicable under law, the Village's policies shall prevail unle s Town <br /> requirements control. All land divisions within the one and one-half (1- /2) mile <br /> extraterritorial area will be subject to the land preservation or dedication req irements <br /> of this Chapter. This specifically means the following: <br /> a. Any water way or stormwater management area identified on the Villa a Master <br /> Plan or Official Map shall be dedicated in conformance with requireme is of this <br /> Chapter. <br /> b. Any lands falling within the limits of an environmental corridor, as m pped by <br /> the Villag: of Cambridge or by county planning agencies, will be r uired to <br /> record a public open space easement specifying that the use shall be onsistent <br /> with cons(rvancy area zoning in the Village Zoning Code. <br /> (4) Lands falling within the one and one-half (1-1/2) tulle extraterritorial are shall be <br /> required to me et all of the design standards contained in Article G of this Chapter, <br /> where applicat le, unless Town requirements control. <br /> (5) Land divisions by certified survey within the extraterritorial area will be required to <br /> follow erosion control plans in compliance with this Chapter. i <br />
