09/35/1998 09:42 60842:3916 <br /> PAGE 02 <br /> • <br /> Subdivision R gulations <br /> 14-1-36 <br /> (5) The Plan Commission verifies that the future residents of the proposed lan• division <br /> can be assured park, recreation and open space facilities and services which meet the <br /> standards of the Village's Master Plan. <br /> (6) The Police Department, E,M.S, and Fire Department verify that timely and adequate <br /> service can be provided to the residents. <br /> (7) The proposed and division is accessible by existing or officially mapped publicly <br /> maintained, al -weather roadway system, adequate to accommodate bot existing <br /> traffic and that traffic to be generated by the proposed land division in a. ordance <br /> with the Official Map and Village Standards. <br /> (d) Where the Plan Commission and the Village Board determine that one (1) or m.re public <br /> facilities or services are not adequate for the proposed development, but that a +onion of <br /> the area could be served adequately, or that careful phasing of the development co Id result <br /> in all public facilitie.and public services being adequate, conditional approval m=, include <br /> only such portions or may specify phasing of the development. <br /> (e) The above requirements shall not apply to those areas outside the corporate li is of the <br /> Village of Cambridge and within the Village's extraterritorial limits. Areas ithin the <br /> Village capable of l eing served by public sewer and water shall be required to connect to <br /> the Village of Cambridge public water distribution and/or public sewerage ystem if <br /> determined by the Village Engineer to be feasible. If such connection(s)are not d.termined <br /> feasible, the proposed land division shall provide for adequate on-site systems •nd such <br /> special piping provi:ions as may be necessary to serve the anticipated developm: t during <br /> the interim period u nil such Village public water and/or sewerage systems are d.termined <br /> by the Village Engi-leer to be feasibly available for connection. The subdivide , and his <br /> heirs and assigns, stall, by written plat restriction, agree to abandon the interim ater and <br /> sewerage facilities z nd connect to the Village public water and sewerage faciliti s upon a <br /> determination by tie Village Engineer that such facilities are available fo feasible <br /> Connection. <br /> Sec. 14-1-37 Proc edures and Criteria for Land Divisions Within,the <br /> Extraterritorlal Plat Approval Jurisdiction. <br /> (a) Application Requbed. No person,firm or corporation shall divide any land locailed within <br /> the one and one-half (1-1/2) mile extraterritorial plat approval jurisdiction of the Village <br /> of Cambridge witt out first filing an application and a certified survey map and/or <br /> preliminary plat with the Village for approval by the Plan Commission. <br /> (b) Pro-application Prycedure. <br /> (1) Before filing ;in application for approval of a certified survey, the subdi der shall <br /> consult with the Plan Commission and shall: <br /> a. Prepare a preliminary sketch for review and approval. <br /> b. Complete an Environmental Assessment Checklist. <br />
