09./15'1999 09:35 609423:3916 PAGE 03 <br /> s <br /> S ibdivision Regulations <br /> 9.$-i-37 <br /> (2) This procedure will assist the applicant in appraising the objectives .f these <br /> regulations, the Master Plan, the Official Map and other purtiuont Village or•;nonce's. <br /> (3) The pre-applica ion information shall be submitted to the Plan Commission f'r review <br /> and approval, fifteen (15) days prior to when the application will be consi erect. <br /> ( ) Extraterritorial Lane Division Policies. The following policies shall govern th- Village <br /> Plan Commission in approving division of land within the one and one-half (1- /2) mile <br /> extraterritorial area iu order to protect the rural character and farming viability: <br /> (1) a. No subdivi;ions without public sanitary sewer service as defined in thi Chapter <br /> except for land divisions by certified survey as referred to in Section 14 1-34 will <br /> be permitted within the one and one-half(1-1/2) mile extraterritorial lin itr: of the <br /> Village of Cambridge. <br /> b. Al. the time of submission of a final subdivision plat, the subdivider sh 1 present <br /> evidence o F a binding commitment for public sanitary sewer service t each Iot <br /> within the proposed subdivision prior to the sale of any lot within the su ivision. <br /> ` (2) For land divisic ns by certified survey as defined in Section 14-1-34, the pr cdure for <br /> approval by the Village shall be as specified in Section 14-1-34. he Plan <br /> Conuiilssion m ty require approval of ilii- certified survey map by the pertin nt Town <br /> Board before t,cting as specified under this Section. Land divisions b certified <br /> survey as referred to in Section 14-1-34 will be permitted for furtmm-related wcllings, <br /> for rural residential dwellings, and fur commercial use not exceeding overall <br /> density of one ,.1) unit for thirty-five (35) acres. The only exception to thi policy is <br /> that lots resulting in the infill of existing subdivisions may also be rmitted. <br /> Approval will he determined based on the provisions of Sec. 236.13, Wis. Stars. <br /> (3) The Village of Cambridge will attempt to seek consistency of locally ado ed Town <br /> plans. To the extent that the policies of the Village of Cambridge are more restrictive <br /> and are applit able under law, the Village's policies shall prevail unless Town <br /> requirements c!inttnl. All land divisions within the one and one-half (1-1/2) mile <br /> extraterritorial irea will be subject to the land preservation or dedication req irements <br /> of this Chapter. This specifically means the following; <br /> a. Any waterway or stormwater management area identified on the Villa a Master <br /> Plan or Of icial Map shall be dedicated in conformance with requireme is of this <br /> Chapter. <br /> b. Any lands falling within the iimite of an environmental corridor. as apped by <br /> the Village: of Cambridge or by county planning agencies, will be r wired to <br /> record a p,iblic open space easement specifying that the use shall he (insistent <br /> with conservancy area zoning in thee' Village Zoning Code. <br /> (4) Land3 falling •vithin the one and one-half (1-1/2) mile extraterritorial are shall he <br /> required to meet all of the design standards contained in Article G of thi Chapter, <br /> where applicat le, unless Town requirements control. 6 <br /> (5) Land divisions by certified survey within the extraterritorial area will be rquired to <br /> follow erosion control plans in compliance with this Chapter. <br /> 1 <br /> I <br />
