Vale,Cottage Grove 7 <br /> A-1EX to RH-1 and A-2 <br /> This is a reapplication of Petition 7124(01/27/1998 ZNR P.H.). The original petition asked to divide <br /> 2+- acres as an RH-1 zoned parcel for the farmhouse and farm buildings from a 20+-acre parcel <br /> which is an isolated portion of a 160 acre farm. (The other portions of the farm are located in Sections <br /> 8 and 18 of the Town of Cottage Grove, and are both larger than 35 acres.) Vale also asked to rezone <br /> the remainder of the 20 acres to RH-4,presumably to have a SFR/farmette lot to sell or use. This was <br /> not required in January 1997 because the parcel was larger than 15 acres and did not require a <br /> CSM. <br /> The Town asked that the RH-4 request be changed to A-2. However,the ZNR Committee <br /> chose to approve only the rezone of 2 acres to RH-1 and delete the request to rezone the remaining <br /> 18+-acres. The Town then"disapproved"the amended petition(both the A-2 and the RH-1.) <br /> Now Vale is trying the rezone to RH-1 and A-2 again. Please note that there has been a <br /> change in Land Division regulations since the original Petition, which now requires that any newly- <br /> created parcel of less than 35 acres must have a Certified Survey Map—in this case,that means that <br /> rezoning and a CSM are required this time, if the 2 acre parcel is to be split off. A 2-lot CSM will <br /> result. <br /> Note: An intermittent tributary of Door Creek flows N to S on the East side of Vilas Road, across from <br /> the rezone area. Its Shoreland and associated 100 Year Floodplain may affect the rezone area, <br /> particularly the RH-1 portion. Door Creek,with associated Floodplain and Wetlands,flows W to E <br /> just South of&within 300' of the South line of the RH-4 area. <br /> Note: The proposed rezone areas may be in the Protection Area for the Village of Cottage Grove <br /> Wellhead. <br /> Soils: 100%Class I-lI <br /> Uses: 90%Crops, 10%House,yard,buildings <br /> REGIONAL PLANNING <br /> Petition 7341. Pending further comments at the public hearing,this petition appears reasonably <br /> consistent with adopted plan policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY, <br /> Petition 7341.
