Lots 2, 3, and 4 were sold off to, respectively:Myers, Hyland and Fahey.
Lot 1 of this CSM remained under the ownership of Betty and Raphael Ripp.
In addition, a CSM lot was created along the Black Earth Creek(CSM 8150 lot 1), which
was transferred to the Wisconsin Department of Natural Resources. However, it has been
generally agreed upon that this CSM lot will not count towards the maximum allowable
number of splits for purposes of density, due to the fact that this lot is zoned Co-1, or
conservancy.
When looking at total acreage, the 345 acres in the original farmstead would translate into
9.86 splits. As you are aware, the land use plan for the Town of Black Earth contains a
provision for fractional splits, namely if the remainder is greater than 18/35ths it is
rounded up to allow for an additional split. Therefore, the total allowable number of splits
for all lands which were part of the Ripp farm at time of A-1Ex adoption would be ten
splits.
The proposed rezone#6974 would result in the creation of six lots, and when lots 2-4 of
CSM 6663 to the east of the rezone site are accounted for, it would amount to a total of
