Wolf wishes to further expand his existing trucking business <br /> which is based in the Village of Cambridge. In 1995,he expanded by 10 acres just South of the <br /> current rezone proposal--Pet. 6296(effective 11/20/1995)to <br /> C-2 with Deed Restrictions: <br /> 1.)The required CSM shall identify the flood plain boundary as mapped in 1995; 2.)Any and <br /> all impervious surfaces shall be prohibited within the area designated as being within the flood <br /> plain. <br /> Then at the 12/97 P.H.,Wolf asked to rezone 10 more acres to C-2. Pet. 7111 was approved subject <br /> to one Deed Restriction: <br /> 1.)The rezone area shall be limited to only mini-warehousing and ware- <br /> housing uses. <br /> However,this became void when the DR was not recorded by the D.E.D. deadline. Apparently Wolf <br /> was unaware of the"late"status of this document He tried to obtain a Zoning Permit, and in fact has <br /> started to build a new warehouse"at his own risk"while the current rezone is being processed to <br /> correct the technical deficiency of voided <br /> Pet. 7111. Note that the current rezone includes the 10 acres already zoned C-2 plus 10 acres of A- <br /> 1EX. <br /> Note: The E 1/3+-of this property has floodplain and some wetlands associated with Koshkonong <br /> Creek. <br /> Soils: 100%Class I-II <br /> Uses: 100%Cropland <br /> REGIONAL PLANNING <br /> Petition 7327.
