COMPOSITE REPORT - Page 2 APPLICATION NO.
STAFF COMMENTS
ZONING REVIEW
28. 7320/CUP 1515 Kevin Gyland(Catherine Gottsacker, agent), Christiana 15
A-1EX to A-2(4)with CUP's for Limited Family Business and Unlimited Livestock
Separate farmhouse and farm buildings(large dairy barn and large shed)with 6 acres from the 81.7
acre farm. Gyland recently bought the farm from his parents and intends to sell the farmland, but the
house and buildings will be sold to his sister and her family.
His brother-in-law,Jeff Gottsacker, wants to remodel the dairy barn to be used as"an
upholstery shop where furniture and telescope cases are upholstered." Business hours would be
7:30AM-6:00 PM M-F;there would be one part-time employee. The Gottsackers would also like to
be able to have more than the maximum 6 animal units permitted to"allow the Gottsacker children to
raise a few animals for youth projects."
Soils: 32%Class I-II,23%Class II,45%Class V-VIII
Uses: 65%Pasture, 35%House,outbuildings, and yard
REGIONAL PLANNING,
Petition 7320—CUP 1515. This proposed separation of farmhouse and buildings appears reasonably
consistent with adopted town/county policies in the Town of Christiana.
The proposed limited family business also appears reasonably consistent within the limits of the A-2
Agriculture District. We note the C-2 parcel across the road to the south is a repair shop.
With a large barn and seven acres of land, there needs to be a specific limit on the number of animal
units rather than unlimited as requested.
ENVIRONMENTAL HEALTH (septic, etc.)
DANE COUNTY HIGHWAY
OTHER
