COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7259 Robert Wollersheim,Roxbury 6-A-1EX to C-1 <br /> Provide zoning compliance for a wine warehouse building for the Wollersheim Winery. The storage <br /> building was intended to be used only for AG purposes and constructed entirely in the A-1EX zoned area, <br /> but in fact was built partly in the existing 1.6+-acre C-1 zoned area. Bringing the building into <br /> compliance will allow any necessary C-1 uses in the building. No changes are proposed for the winery <br /> operation. <br /> REGIONAL PLANNING <br /> Petition 7259. This new building is part of an established winery in the Town of Roxbury. The plan <br /> map indicates that this is a Rural Non-farm District where such uses are allowed and the following <br /> policy applies: <br /> "Only such commercial and industrial development as is needed to support existing <br /> agricultural activities, where it will not result in environmental degradation or conflict with <br /> farming operations will be allowed. <br /> This site and additional building appear reasonably consistent with the adopted town/county policy. <br /> There needs to be a site plan drawn to scale which shows all buildings(existing and proposed),parking <br /> areas and roadways. An agreed upon site plan should give the applicant,town and county officials a <br /> clear understanding of the current status and any proposed expansion. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
