Agricultural Preservation Area <br /> (,A-1 @X k 4 VR <br /> The purpose of the Agricultural Preservation Area Category is to preserve productive <br /> agricultural land for food and fiber production; preserve productive farms by preventing land <br /> use—conflicts between incompatible uses; maintain a viable agricultural base to support <br /> agricultural processing and service industries; reduce costs for providing services to scattered <br /> non-farm uses; pace and shape urban growth; implement the provisions of the County <br /> agricultural plan when adopted and periodically revised; and comply with the provisions of the <br /> Farmland Preservation Law to permit ',eligible landowners to receive tax credits under Section <br /> 71.09 (1 1) of the Wisconsin Statutes, <br /> Land Use Policies for the Agricultural Preservation Area Category <br /> 1. Lands to be included in this Category are those areas with productive farm operations <br /> including lands historically exhibiting good crop yields or capable of such yields; lands <br /> which have been demonstrated to be productive for dairying, livestock raising and <br /> grazing; other lands which are integral parts of farm operations; land uses for the <br /> production of specialty crops such as mint, sod, fruits and vegetables; and lands <br /> which are capable of productive use through economically feasible improvements such <br /> as irrigation. <br /> 2. The maximum residential density in this Category is one dwelling unit per 35 acres of <br /> contiguous land owned at the time of adoption of this Plan. Each parcel that is not <br /> contiguous to the balance of the farm shall be treated separately in the density <br /> computation. In order to prevent the occurrence of multiple land divisions by <br /> successive land owners, this density limitation shall run with the land; shall be <br /> cumulative; and shall apply to those persons or entities owning land within the Town <br /> on the adoption of this provision, and to their grantees, heirs, successors and assigns. <br /> The density limitation established by this policy shall be applied until further study <br /> indicates a need to amend the Plan. <br /> Land Use Plan Amendment Standards and Criteria <br /> 3. Any proposed changes in the Land Use Plan Category designation from the <br /> Agricultural Preservation Area 'Category to any other land use category shall only be <br /> considered by the Town if all of the following criteria are met: <br /> a).
