COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7268 James North(Kevin North,agent),Albion 34-A-1EX and R-1 to B-1 and R-2 <br /> The Town of Albion rezoned 1.2 acres to R-1 under"blanket"Rezone#6070,effective 11/16/94. <br /> However,this resulted in rezoning the bowling alley on this property to R-1 and leaving the remainder of <br /> the parcel with a house and garage in the A-1EX district. To correct this,a CSM will create a 1.4 acre B-1 <br /> Local Business parcel for the Northern Inn Bowl,and a 1.59 acre R-2 parcel for the house. (The applicant <br /> desires R-2 zoning instead of the usual R-1 because he wishes to add a deck to the rear—West—side of <br /> the house and needs a rear yard setback of 35 feet minimum instead of the 50 feet required in R-1.) <br /> This parcel is within a quarter mile of land annexed to the City of Edgerton in Feb., `97. <br /> REGIONAL PLANNING <br /> Petition 7268. The correction of the zoning on these parcels appears reasonably consistent with <br /> adopted policies and will not necessarily result in more development since the buildings are existing. <br /> We note that the bowling alley(proposed B-1)and the lots to the north were included in the Edgerton <br /> Urban Service Area Boundary as part of Revised Resolution RPC No. 827,adopted by the Regional <br /> Planning Commission on January 15, 1998.
