Service facilities appropriate to the proposed use and to rural location. <br /> a) This land only has a small percentage of prime productive farmland; the majority of the <br /> soils are not ideal. Refer to soils section above for details. <br /> b.) The course will keep the existing topography for the most part, with minor grading to <br /> construct raised greens and tee boxes. <br /> c.) Minor grading will take place so that the future use could be converted back to farmland. <br /> d.) There will be a minimal impact on the existing nearby uses,due to the proposed additional <br /> housing subdivision on the Gerald Strouse property directly east of the course in the future <br /> Gnats of the Village of Collage Grove. The property North of the course I believe is in the <br /> process of being changed to commercial. <br /> e.) Minimal impact due to only a 9-hole golf course,which will produce a maximum of 48 cars <br /> per hour a few days a week. <br /> f.) The golf course will keep the existing topography, which will produce a green space <br /> between the Village and the Town of Cottage Grove. <br /> g.) We feel the course will help the community with the youth league and additional <br /> employment with the expansion of the existing Door Creek golf course. <br /> DRAINAGE DISTRICT <br /> Attached is a copy of the letter in which Eugene Skarr Town of Cottage Grove Chairmen and a <br /> member of the Drainage Board wrote to the Dane county Zoning Natural Resource. Which I believe <br /> will address the committee concerns. <br /> ATTACHMENTS <br /> Attached is a copy of all the DNR approvals for the construction of this golf course. <br /> We have received approval from DNR, Dane County Land Conservation,Town of Cottage Grove and <br /> the Village of Cottage Grove with no opposition. These agencies and groups have reviewed this <br /> proposal from an engineering wafer quality, water quantity and land use point We hope that the <br /> Zoning Natural Resource committee will agree with the condusions of these agencies.
