Zoning Petition# 7272 <br /> B. Environmental Features <br /> The site is not located within or adjacent to wetlands, floodplains, woodland, steep slopes <br /> or other environmentally sensitive features. The intended future use, a welding shop, <br /> could potentially pose environmental contamination issues. Insufficient information was <br /> provided to determine if the planned facility would pose any environmental risks. Future <br /> allowable uses in M-1 zoning could pose environmental hazards. <br /> C. Public, Local Government, And Agency Input <br /> Town Board Action <br /> No Town action has been taken on this petition. <br /> Other County Agencies <br /> As of the date of this report, the County Highway Department made the following <br /> comments: <br /> "Access control is restricted along the intersection of STH 113 by the State. Access <br /> should be relocated through an easement with adjacent property to keep access back from <br /> the intersection. Sighting an access may also be difficult due to terrain. Any changes to <br /> existing accesses or new accesses requires a permit." <br /> D. Site and Neighborhood Planning Issues <br /> The petition includes only a rough sketch of the planned building dimensions, but not a <br /> site plan that depicts the location of the buildings on the site or other features such as <br /> parking, storage or access. As mentioned above, the Highway Department raised an issue <br /> about access to the site. A site plan would also be important to show plans for storage of <br /> materials, given the broad range of permitted uses in the proposed M-1 zoning. Other site <br /> and neighborhood planning issues to consider include: <br /> • Compatibility between the intended and allowable uses in an M-1 district to other <br /> existing agricultural and residential land uses. If approval is given, the committee <br /> may wish to consider restrictions on uses, or performance standard requirements, to <br /> minimize potential conflicts between these different land uses. <br /> • Suitability of the site for septic systems, and/or to be provided with public sewer and <br /> water facilities, given the compacted soils, small size and the long narrow shape of <br /> the site. <br /> III. FINDINGS AND CONCLUSIONS <br /> A. Summary Of Main Issues /Findings <br /> The site is in an area designated for agricultural protection by the Town of Dane. The <br /> town plan includes a policy to restrict development of commercial and industrial uses on <br /> agricultural lands unless they are needed to support agricultural uses.
