Zoning Petition# 7272 <br /> CSM was submitted for both the 3.7 acres petitioned in 7181 and the 2 acres in the <br /> current petition. <br /> II. ANALYSIS <br /> A. Compliance with Plans/Ordinances <br /> County Zoning Ordinance (Chapter 10): <br /> The proposed M-1 zoning allows a wide range of industrial uses. Attached is the list of <br /> permitted and conditional uses within an M-1 Industrial District. Some of the permitted <br /> uses, such as bulk fuel storage, foundries and forging plants, and auxiliary or <br /> supplemental electric generating stations may be inconsistent with the proximity of <br /> existing residential and agricultural land uses. <br /> Town Land Use Plan <br /> The Town of Dane Land Use Plan(adopted in 1981) shows the property in question as <br /> within an agricultural district. The plan includes a policy that"Only such commercial <br /> and industrial development as is needed to support existing agricultural activities, where <br /> it will not result in environmental degradation or conflict with farming operations will be <br /> allowed." The plan also includes a policy to restrict new non-farm development to areas <br /> with soils not classified as prime farmland. <br /> County Farmland Preservation Plan <br /> The Dane County Farmland Preservation Plan and Section 91.77 of the Wisconsin <br /> statutes require that before any land can be rezoned out of the exclusive agricultural <br /> district,the county board must make the following findings: <br /> (a) Adequate public facilities to accommodate development either exist or will be <br /> provided within a reasonable time. <br /> (b) Provision of public facilities to accommodate development will not place an <br /> unreasonable burden on the ability of affected local units of government to provide <br /> them. <br /> (c) The land proposed for rezoning is suitable for development and development will not <br /> result in undue water or air pollution, cause unreasonable soil erosion or have an <br /> unreasonably adverse effect on rare or irreplaceable natural areas. <br /> The petition does not include any information about plans to provide public facilities to <br /> accommodate the planned development. Site and Neighborhood Planning Issues <br /> below for a discussion of the suitability of the site for development. <br /> The petition does not appear to be in conflict with other existing plans. <br /> Page 2 <br />
