Zoning Petition# 7272
realignment also separated the site from the remainder of the farm. The site, then, is no
longer very suitable for agricultural production.
Insufficient information was provided to determine if the planned welding,
manufacturing and repair shop would pose any risks of environmental contamination, or
pose any problems to nearby dwellings. Lack of a site plan leaves questions about issues
such as access and storage unanswered.
The requested zoning district is very permissive in the range of allowable activities.
Future allowable uses could pose significant issues to nearby residents or agricultural
uses.
B. Suggested Conditions of Approval
The committee may wish to request a detailed site plan depicting access, parking, storage
and other important features be included with the petition. Additional information about
the planned operations of the welding business may be useful to determine if any
potential environmental risks or land use conflicts may arise. Further information about
the suitability of the site for service by either septic systems or other public facilities
should be determined.
If the committee decides to approve this petition, it may wish to place conditions or deed
restrictions on the uses of the property to limit the uses to those proposed in the petition.
The purpose of such restrictions would be to prevent future uses allowable in M-1 zoning
that could pose hazards to the environment or nearby residents or farms. The committee
may also wish to require an access easement to avoid the STH 113 intersection.
Page 4
