Enclosed you will find a density study <br /> report. However, the"notes/comments" section is blank because it did not allow enough room to <br /> answer the question of how many residential lots could be created on your property. <br /> Your property, approximately 16 acres, is zoned Al-EX and is located in the `Rural Residential' <br /> and `Environmental Conservancy' land use districts of the town of Blooming Grove land use <br /> plan. The rural residential land use district allows one unit per 5 acres. Subtracting the house <br /> that already exists on the property leaves two. However, physical environmental constraints <br /> must be taken into account, and the fact that land falls under the City of Madison extraterritorial <br /> jurisdiction (ETJ). As a general practice, the city is fine with one additional home site, but more <br /> than that may require full review by the City of Madison, treated as though it were already within <br /> the city's jurisdiction. Considering the environmental features, ETJ, and land division <br /> requirements related to frontage, I believe that one additional home site is the most realistic. <br /> Please note that this analysis does not guarantee Town or County approval of a particular land <br /> division, rezone, or development proposal. The Town of Blooming Grove Plan Commission and <br /> Board of Supervisors review all applications to rezone, and apply standards and criteria as set <br /> forth in the Town comprehensive plan to guide their decisions.
