Consulting Engineer Memorandum To: Dane County Land Regulations and Records From: Doug Stitgen Date: September 1, 1998 Re: Rezoning Application Attached is a certified survey map of Lot 1 CSM 8186 that I currently own. I am requesting a rezone of approximately 0. 7417 acres of the 7 .48 acre lot from A-1 to R-3A. The remainder of the lot will remain A-1. I am requesting the rezoning to allow me to use the 5 bedroom house I am in the process of moving onto the site as a two-family duplex. The house is a 3 bedroom structure that had an addition added approximately 30 years ago that includes an additional 2 bedrooms. The best use of the structure is as a two unit with 2 and 3 bedrooms per unit. Some minor interior remodeling will be required to facilitate the two units. This will be accomplished after approval of this rezoning request. I believe this request is consistent with the Town of Springdale land use plans and is similar to rezoning requests previously approved by the Town and County. The adjacent land to the immediate south is zoned LC-1 and was rezoned from A-1 approximately one year ago. There is also a trailer manufacturing business to the north on Gust Road. I believe this house lends itself well to the site and the surrounding land uses. This is not a request to divide the parcel and I have no intention of making such a request. A rezoning request was made in April of this year to rezone the entire 7 . 5 acre site.
