To be viable, these courses <br /> must manage effectively, minimize the cost of capital, and keep labor costs at a <br /> reasonable rate. The Edelweiss course just to the south of New Glarus demonstrated <br /> this for nearly 20 years before exp nding to 18 holes and then expanding again to <br /> include the full range of amenities at endant to a "country club." <br /> The proposed Argue-ment c urse is on property which is unencumbered by <br /> debt. Construction and equipping f the course is being conducted using personal <br /> resources of the principals. Among 'principals are persons who have managed a farm <br /> business, and paid it off, one who anaged a multi million dollar not for profit entity <br /> through a tenfold expansion in aff and budget size, and a financial planner. <br /> Members of this corporation are ex erienced in organizational development, strategic <br /> planning, marketing, budgeting, p rsonnel, insurance, and construction. Junior <br /> partners are trained in busines and landscape architecture. The resource <br /> knowledge, attitude, and skill base required to make a project of this nature work is <br /> present. <br /> Finally, because the current property owners to the north and the property <br /> owner immediately to the south a e committed to similar concerns for habitat and <br /> environment, as are we in the onstruction of the course, there is an unique <br /> opportunity to develop a cooperati ely managed "green space" preserve of several <br /> hundred acres on the border of Dan and Green Counties which will be accessible, at <br /> least in part, to the general public at no development expense to the counties or <br /> townships. <br /> A wise person once told me never to attribute to malice what can be credited to <br /> anxiety. I do not believe that Primrose planning and Township board people who <br /> were in opposition have acted with a meanness of spirit. I do believe, however, that <br /> their anxiety regarding the social order changes all around them diminishes their <br /> ability to be creative in seeing opportunities to preserve both the farm, as residentially <br /> undeveloped land, and the farmer. I trust that such creativity is present on the Dane <br /> Co. Planning committee. <br /> I agree with Mr. Standing th t you may wish to take some time to think this <br /> application through. I will be more than willing to provide additional information <br /> requested. I want you to be as ca eful in your decision about this as I have been in <br /> committing a significant percentage of my family's net worth to this project. If any of <br /> you want to visit the site personally, I will be more than happy to walk you through the <br /> whole place and to sho you what is appening on Argue Rd. <br /> I thank you for your time. <br />
