p <br /> Narrative in support of Application for Rezoning for various parcels of property located <br /> in Dane Co., Wisconsin. <br /> Argue-meet Golf is an undertaking of four principal investors, Arthur and Carolyn <br /> Jennrich and Mark and Judith Renner. While the corporate format has not been <br /> finalized at the point of this application, it is most likely to be LLC, Sub Chapter S or C <br /> Corporation in form. Additional investors and members may be added to the <br /> principals in the future. <br /> Argue-ment Golf proposes to construct and operate a daily fee golf course, <br /> open to the general public, on properties addressed currently as N9603 Argue Road. <br /> These properties are severally described below. Within Dane County, Primrose <br /> Township Sec 36-5-7 SE 1/4 EXC W 20 Acres 19.900 Acres Parcel #24-0507-364- <br /> 950103 and Montrose Township, SEC 31-5-8 FR SW 1/4 SW 1/4 EXC prt LYG SE of <br /> Argue RD, 25.500 Acres, Parcel #20-0508-313-9040-0. Within Green County, Exeter <br /> township, Section 6 CSM 1229 (V4-P87) Lot 1 cont 11.05A Bng prt NW4 NW4, New <br /> Glarus Township, Section 1 SE4 NW4 40A W495 ft of SW4 NE4 15A, Section 1 Fr <br /> NW4 39.25A Fr NE4 NE4 37.75 A. As noted in their descriptions, these properties <br /> are located in Primrose and Montrose Townships in Dane County and in Exeter and <br /> New Glarus Townships in Green County. All properties are currently zoned <br /> agricultural and are wholly owned by the principals of Argue-ment Golf. All of the <br /> property has been in continual use as working farm land or CRP ground for many <br /> years. In order to conduct these various activities, Argue-ment Golf seeks modification <br /> of the current zoning status of those properties in Dane County described above to RE <br /> 1 from AG, having been instructed that such zoning change is necessary in order to <br /> proceed. Green County has already granted a conditional use permit, appropriate to <br /> recreational use as a golf course for the portion of the proposed course within its <br /> boundaries. <br /> The total property in Dane Co. to be rezoned consists of 45.4 acres, 19.9 within <br /> Primrose Township, and 25.5 within Montrose Township. This includes area <br /> permanently dedicated to the Argue Rd. right of way. Soil and slope conditions <br /> present both design and conservation issues which must be addressed for successful <br /> operation. Walk around observation of the site indicates previous agricultural grade <br /> modification, throughout, by use of terrace grading. Current grass cover appears to <br /> have been sufficient to maintain topsoil cover in all open areas. The severest slopes <br /> are currently wooded or brushy. These areas will remain undisturbed. A soil type map <br /> provided by Dane Co. is attached for review. <br /> Soil types include the following: (as defined East to West from the Argue Rd. <br /> boundary of the site) SnC2 Seaton Fine Sandy Loam 6 to 12 Percent Slopes. This <br /> comprises approximately 20% of the site, running in a N/S direction, paralleling Argue <br /> Rd., as well as in a NW to SE direction in a valley area which slopes toward Argue Rd. <br /> The area bordered Argue Rd. includes the right of way for Argue Rd. and the brush <br /> covered slope adjacent to the roadway itself. The areas paralleling Argue Rd. which <br /> are not brush or timber covered, are currently under cultivation. The valley area is <br />
