WETLAND DETERMINATION REPORT <br /> Windsor Blue Housing Plat Wetland Delineation <br /> CONCLUSION <br /> May 6,2014 <br /> 4.0 CONCLUSION <br /> Stantec performed a wetland determination and delineation of the Windsor Blue Housing Plat on behalf <br /> of Windsor Golf Ventures,Inc. The approximately 10.77-acre Study Area is located in Section 3o, <br /> Township 9 North,Range 10 East,Town of Windsor,Dane County,Wisconsin. The purpose and objective <br /> of the wetland determination and delineation was to identify the extent and spatial arrangement of <br /> wetlands within the Property. <br /> No wetlands were identified within the Study Area. Sample points confirming upland conditions were <br /> surveyed with GPS,and mapped using GIS software. The site was dominated by periodically mowed grass <br /> lawn and mature trees. <br /> The USACE has regulatory authority over Waters of the U.S.including adjacent wetlands,and the WDNR <br /> has regulatory authority over wetlands,navigable waters,and adjacent lands under Chapters 3o and 281 <br /> Wisconsin State Statutes,and Wisconsin Administrative Codes NR 103,299,35o and 353.Finally <br /> counties,townships and municipalities may have local zoning authority over certain types of wetlands and <br /> waterways. <br /> Prior to beginning work at this site or disturbing or altering wetlands,waterways,or adjacent lands in any <br /> way,Stantec recommends that the owner obtain the necessary permits or other agency regulatory review <br /> and concurrence with regard to the proposed work to comply with applicable regulations. Stantec can <br /> assist with identification and/or assessment of additional regulated resources at your request,to the <br /> extent that the work is within our range of expertise. <br /> The information provided by Stantec regarding wetland determinations and boundaries is a scientific- <br /> based analysis of the wetland and upland conditions present on the site at the time of the fieldwork. The <br /> determination was performed by experienced and qualified professionals using standard practices and <br /> sound professional judgment. The ultimate decision on wetland determinations and boundaries rests <br /> with the USACE and,in some cases,the WDNR or a local unit of government. As a result,there may be <br /> adjustments to determinations and boundaries based upon review by a regulatory agency. An agency <br /> determination can vary from time to time depending on various factors including,but not limited to <br /> recent precipitation patterns and the season of the year. In addition,the physical characteristics of the <br /> site can change over time,depending on the weather,vegetation patterns,drainage activities on adjacent <br /> parcels,or other events.
