LAND USE PLAN <br /> • <br /> The Land Use Plan defines and delineates five land use districts which establish policies regarding the <br /> use,density,and design of permitted uses within the district. The five districts include: 1)Agricultural <br /> Preservation District, 2)Rural Non-Farm District, 3) Unsewered Residential District, 4) Development <br /> District, and 5)Conservancy District. The districts boundaries are delineated on the Land Use Plan <br /> map. The purpose and policies for each district are presented below. <br /> Assuring the consistent application of the policies for each land use district will be the responsibility <br /> of the Town Board and Town Planning Commission. Criteria for changing district boundaries are <br /> provided in the last section of the Land Use Plan. <br /> • A. Agricultural Preservation District <br /> - : The Agricultural Preservation District is established to preserve prime agricultural land in the Town <br /> and protect existing farm operations and other related agricultural activities. <br /> Policies: <br /> y 1. Permit only farm-related development activities. <br /> 2. No farm-related land divisions under 35 acres should be permitted with the exception of <br /> policies #3 and #4 listed below. <br /> 3. Provide for one(1)additional dwelling unit per farm operation if one of the two following <br /> criteria are met: <br /> a. If the additional dwelling unit will be occupied by the farm operator, relative of the <br /> farm operator, or a hired hand. <br /> b. If the owner/operator sells the farm,one lot will be allowed for retention and <br /> construction of a new home. <br /> In both cases, the additional dwelling unit must meet the criteria established for a non-farm <br /> } residential development in Policy# 6 below. <br /> 4. Existing farm dwellings and farm buildings may be separated from the farm if the separation is <br /> t. due to the sale or consolidation of the farm. The amount of land which is separated with the <br /> • buildings requires judgement on the part of the Town Board and Town Planning Commission. <br /> The non-farm residential development criteria in Policy#6 below should be applied to such <br /> rezonings insofar as possible. <br /> 31` <br /> 41 <br /> .a. <br />
