The tax parcel#is 0811-123-8660-9.Enclosed are 6
copies of a preliminary CSM&attachments in support of this petition.
The soils on the property consist of about 25%(Ho)Houghton Muck wetland soils(most of which are
farmed),25%(Ev)Elvers Series lowland poorly drained silt loams(some of which are farmed),25%(Os)
Orion Series poor draining silt loams(some of which are farmed),and 25%(ScB,MdD2,DnB);Dodge,
McHenry, and Saint Cloud Series which are well drained silt loams, generally in the sites upland areas.
The land is currently zoned A-1 exclusive, however only 12 acres are farmed,(3-4 acres of which are farmed
wetland),2 acres are unfarmed wetland,2 acres are wooded, and 1.35 acres are associated with the
homestead.
We are proposing to divide off 3 lots varying in size from 1 to 2.1 acres from the homestead as shown on
the enclosed preliminary CSM.We will maintain the original homestead with the house and out buildings on
with the approximately ten acres of viable farm. The project will only remove approximately 2 acres of
isolated,non-economically viable,and/or difficult to access farmland from production. The remaining
farmland, approximately 10 acres will remain in agricultural production.
We have met with the Dane County Zoning staff to discuss this proposal and based upon discussions with
them have utilized the natural features and contours of the land including topography to create our 3
proposed new lots. These lots will use wooded areas, the current land around the homestead, several acres
of the wetland(which will be protected and will not be developed), and about 2 acres of isolated farmland.
This 2 acres of farmland is isolated by the wetland,creek,road,and/or fencing from the other farmland on
the property. Actual home construction will avoid and be set back a minimum of 50 ft from any wetland
areas. During construction erosion protection will be used to assure the wetlands are not impacted by
siltation or runoff. Each lot is able to have a new septic system installed on it based on discussions with the
soil tester who did the percolation test for a new septic system which was installed on the homestead
property in late 1997.
The Town has no restriction against and has not adopted zoning or planning restrictions against subdividing
the land. This proposed land division and rezoning is supported by the Town and was approved by at the
rezoning meeting on 3/7/98.
Further we have reviewed access with the State of Wisconsin DOT and they will allow us to maintain the
two access points off of Highway 19.They and the Town have suggested we have a joint driveway access
about 400-500 ft from the intersection of Highway 19 and Twin Lane Road,on Twin Lane Road for 2 of
the new lots;and use the current driveway and other approved DOT access as driveways for the other 2 lots;
No driveways cross agricultural land once rezoning occurs.
