This proposed creation of a new parcel(RH-1)appears to conflict with the density <br /> policy of one lot per 35 acres as the adopted town/county policy in the Town of Dane. <br /> Apparently the A-2 parcel(the entire area shaded on the map), which contains an existing farmstead, <br /> was separated from the balance of the land to the south some time ago,but since the adoption of the <br /> plan. <br /> Now the proposal is to divide off a 2.3 acre parcel to be rezoned RH-1 from the 17.9 acre A-2 parcel. <br /> The town/county plan clearly allowed for the creation of the A-2 parcel with the existing farmhouse <br /> and buildings;however, it clearly states: "These separated houses will count toward the one lot per 35 <br /> acres owned overall." <br /> Since the A-2 parcel has already been divided off the farm, it can not be redivided. This is one of the <br /> basic reasons for the density policy to prevent successive divisions of ever smaller parcels. <br /> Unless the landowner can show and the town can verify that some other ownership can be used in the <br /> density calculation,this proposed rezone conflicts with adopted policies. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
