DANE COUNTY
,V:f,__.-1--,,:,I__-V,-4--,I:-Iz.P='L'r'_''.
.' LAND CONSERVATION DEPARTMENT
iti
FEN OAK RESOURCE CENTER
,, t ' j= 1 Fen Oak Ct.,Rm. 208,Madison,Wisconsin 53718-8812
• PH:608/224-3730•FAX: 608/224-3745
DATE: April20, 1998
TO: Jim Gregorius stP
Dane County Zoning
1/OA APR 2 2 1998
FROM: Kevin Connors
County Conserva ' nist
RE: HOSPICE CARE REZONE CUP #7196
An on-site review of this plat was made APRIL 17, 1998.
The principal concerns of this rezoning plat are:
1. The site is located on an area with highly erodible soil (PeC2, KrE2, BaC2). The site
is located in the Sugar River Watershed. The goals of sediment reduction for
developing sites in this area are 15 t/ac/yr of soil loss. Due to the slopes, it is
expected that soil loss will be a very important concern. Also, the post development,
due to the proposed commercial land use, will be the main concern for peak flows and
needs 80% pollutant reduction in sediment for post development.
2. The water quality component should be addressed to prevent sediment, phosphorus
and other pollutants from leaving the site.
3. Detailed Erosion Control Plan should include temporary and long-term sediment
control. The plan should also include long-term sediment, phosphorus, zinc, and
copper.
4. The runoff control after development should be addressed to maintain the peak flows
and times of concentration to pre-development condition and to reduce pollutants
according to the post development concerns. High density residential areas increase
runoff. The post development curve number for this type of land use is 98.
AR aw
