The site is located on an area with hydric soil inclusions, water table between 1 to 3 feet <br /> (DnB, VrB, EfB) and hydric soil (Orion Os) with water table less than 1 foot. The site is <br /> located on the Lake Mendota Priority Watershed. The goals of the priority watershed for <br /> newly developing sites are 7.5 Vac/yr. soil erosion control. Due to the slopes, it is <br /> expected that soil loss will be a moderate concern, but the post development, due to the <br /> proposed commercial land use, will be the main concern and needs 80% pollutant <br /> reduction for post development. <br /> 2. The rezoning of the site is considered a sensitive area, due to the proximity to the Yahara <br /> River. <br /> 3. The water quality component should be addressed to prevent sediment, phosphorus and <br /> other pollutants from leaving the site. <br /> 4. Detailed Erosion Control Plan should include temporary and long-term sediment control. <br /> The plan should also include long-term sediment, phosphorus, zinc, and copper. <br /> 5. The site contains a stream that drains to the Yahara River. Provisions to ensure <br /> protection to the stream need to be addressed. <br /> 6. The runoff control after development should be addressed to maintain the peak flows <br /> and times of concentration to pre-development condition and to reduce pollutants <br /> according to the post development concerns. High density residential areas increase <br /> runoff. The post development curve number for this type of land use is 98. <br /> AR:ow <br />
