COMPOSITE REPORT -Page 3 Application No. 7201/1496
to a permitted use on the property" and "experimental laboratories not to exceed
5,000 sq. ft. of permitted floor area" as permitted uses in the C-1 district.]
2. [Business use] limited to buidings in existence now.
3. Maximum of five full time employees. [The applicant indicates that, although the
current tenant expects to be the only full time employee, the Town advised this
provision given the potential for other employees of the Sauk Prairie business to be
temporarily on site to store materials, etc.]
III. SUMMARY
A. If approved, the proposed rezoning would allow the existing "home office" for the owner
of a biotechnology firm in Sauk Prairie. Very limited operations are proposed on site.
The proposed CUP would make conforming the existing residence and proposed limited
agricultural operations.
B. The Commitee may wish to condition rezoning approval on the filing of a deed restriction
which would place the following limitations on the property:
1. Permitted commercial uses shall be limited to 10.13(1)(c)--"warehousing and storage
incidental to a permitted use on the property" and 10.13(1)(m)--"experimental
laboratories not to exceed 5,000 square feet of floor area."
2. Commercial use shall be limited to the buildings in existence on the property at the
time of rezoning to the C-1 Commercial district. No new buildings or expansions of
existing buildings for commercial use shall be permitted.
3. Permitted commercial uses on the property shall not exceed five full-time employees.
C. ZNR Commitee action on the CUP request will not be possible until the rezoning becomes
effective. At that time, the Committee may wish to consider a condition which would
limit the number of animal units which could be kept on the property to seven. This
would be consistent with the prospective owner's intentions, and with the maximum
number of animal units which would be permitted on this size property if it were instead
zoned RH Rural Homes.
