CONCLUSIONS <br /> A. Summary of main issues/findings <br /> The proposed development would appear to exceed the maximum density standards of the Town <br /> of Verona Land Use Plan for nonfarm development in an Agricultural Preservation Area. The <br /> site itself does not appear to have a history of productive farm use,however,the town plan still <br /> shows the site as within an Agricultural Preservation Area. In the interest of fairness to current <br /> and future landowners,the town should consider amending its land use plan to reflect the <br /> expected use of the area, or to adopt specific standards regarding substandard agricultural <br /> parcels. <br /> B. Suggested conditions of approval <br /> If the committee chooses to approve this petition, it should request that the Town of Verona <br /> amend its plan to reflect the type of land use anticipated in this area. In anticipation of this <br /> change,the committee may also wish to impose conditions that are similar to those required for <br /> Rural Non-Farm Areas in the town land use plan. A copy of those standards is attached, and the <br /> Department of Planning &Development will be happy to draft appropriate condition language at <br /> the committee's request. <br /> 3 <br />
