DANE COUNTY ORDINANCE AMENDMENT NO. 7201 <br /> Amending Section 10.03 relating to Zoning Districts in the Town of Mazomanie. <br /> The Dane County Board of Supervisors does ordain as follows: That the Zoning District <br /> Maps of the Town of Mazomanie be amended to include in the C-1 Commercial Districtls <br /> the following described land: <br /> PETITION NUMBER/C.U.P. NUMBER: 7201/1496 <br /> Lot 1, CSM 3666, found on V. 15, P. 68 of Certified Survey Maps, DCROD office, <br /> located in the SW 1/4 NW 1/4 and NW 1/4 SW 1/4, Section 1, Town of Mazomanie. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10.255(3)(a)2.(b) of the Dane <br /> County Code of Ordinances. The rezoned area shall be subject to the following conditions. <br /> DEED RESTRICTION REQUIRED <br /> This amendment will be effective,if within 90 days of its adoption by Dane County the owner or owners of the <br /> land shall record the following restrictions on said land: <br /> 1. Permitted commercial uses shall be limited to 10.13(1)(c)—"warehousing and storage <br /> incidental to a permitted use on the property"and 10.13(1)(m)—"experimental laboratories <br /> not to exceed 5,000 square feet of floor area." <br /> 2. Commercial use shall be limited to the buildings in existence on the property at the time of <br /> rezoning to the C-1 Commercial district. No new buildings or expansions of existing <br /> buildings for commercial use shall be permitted. <br /> 3. Permitted commercial uses on the property shall not exceed five full-time employees. <br /> Said restriction shall run in favor of Dane County and the pertinent Town Board as well as the owners of <br /> land within 300 feet of the site. Failure to record the restrictions will cause the rezone to be null and <br /> void. <br /> The Dane County Board of Supervisors does ordain that this amendment,based upon their findings,to be <br /> consistent with the provisions of Wisconsin State Statute 91.77 (1)(a),(b),(c). <br />
