COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7246 Tim&Kathy Lange,Westport 21 -A-1EX to R-2 <br /> Allow owners to build a residential addition including a new deck which would otherwise encroach upon <br /> the required 50 foot minimum rear yard setback for their NC'g A-1EX parcel. The rear yard setback for <br /> R-2 is 35 feet; an open deck(no roof)may extend up to 12 feet into the 35 foot rear yard. <br /> REGIONAL PLANNING <br /> Petition 7246. Pending further comments at the public hearing, this petition appears reasonably <br /> consistent with adopted plan policies. <br /> We note that virtually this entire plat is zoned A-1 Exclusive Agriculture except for the other two lots <br /> zoned R-2. This plat is within the Central Urban Service Area and the R-2 zoning seems appropriate <br /> and consistent with areas to the west and south. <br /> Perhaps a more comprehensive solution to this situation in the future may be for the town to consider <br /> sponsoring a rezoning of the entire plat. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
