The A-2 parcel will <br /> have access to Turkey Road by private easement and the"owner will deed restrict to 1 residence on 35 <br /> acres." The RH-2 portion of this petition appears reasonably consistent with adopted <br /> town/county policies in the Town of Berry. <br /> The proposed A-2 parcel raises some questions and will require some judgment. According to the <br /> agent for the applicant,the A-2 parcel(35.5 acres)is intended for a future horse farm, with the intent to <br /> apply for a conditional use permit for boarding and training horses. <br /> The A-2 parcel contains some cropland which is physically separated from other farmland to the south <br /> by topography. The intent is to raise hay for the horses on the cropland. Due to the unique topography <br /> of the area,there is a rationale for separating the field from the balance of the farm. <br /> The applicant has indicated a willingness to place a condition on the A-2 zoning which only allows for <br /> one(1)house. <br /> The other concern is access. Since the A-2 parcel is over 35 acres,there is not a specific ordinance <br /> requirement for public road access. Therefore,the applicant proposes a private access easement along <br /> the northern edge of the proposed RH-2 parcel. Since the applicant is indicating future use of the site <br /> for boarding and training horses,there may need to be special consideration of this access road to <br /> accommodate vehicles hauling horses.
