COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7250 Miron Thompson(Williamson Surveying Co.,agent), Springfield 10& 11 <br /> A-1EX to R-1A <br /> Divide existing 2.37 acre parcel,which is apparently existing non-conforming A-1EX,into two R-1A <br /> parcels. One proposed parcel has Thompson's existing home on it;he wants to build a new home for <br /> himself on the other parcel. <br /> Note: The floodzone/wetland areas of the Waunakee Marsh are located about 200 feet South of this parcel. <br /> REGIONAL PLANNING <br /> Petition 7250. This proposed residential division appears to conflict with the following town/county <br /> policy in the Town of Springfield:" <br /> "5.Non farm residential development by certified survey map may be considered for rezoning <br /> at a density of no more than one lot per 35 contiguous acres if the rezoning meets the <br /> following criteria: <br /> a. The contiguous 35 acres must be owned by the applicant." <br /> Staff Comment:With 2.4 acres in the existing lot, dividing it would conflict with this policy. <br /> There is also a policy for substandard lots,which does not allow for such divisions and reads as <br /> follows: <br /> "7.Existing parcels under 35 acres and non farm uses, such as individual houses, churches or <br /> businesses, are considered non-conforming parcels or uses and are permitted to <br /> continue." <br /> Staff Comment: This policy indicates that such parcels can continue as they are,but makes no <br /> provision for further division. <br />
