COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7253 Daniel&Robin Ogden, Sun Prairie 25 -A-B Agri-Business to LC-1 Limited Commercial <br /> Owners have recently purchased 6 acres of a 20 acre parcel which was rezoned to A-B in 1985 (Pet. # <br /> 3381). They plan to operate a nursery business,which is a permitted use in A-B. They want to start a <br /> landscaping business,using 0.46 acres to be zoned LC-1,which includes an existing shed"in which to <br /> store materials&equipment for the landscape contracting part of the business." There is a house,garage, <br /> barn,and shed on the A-B zoned portion of the parcel. <br /> REGIONAL PLANNING <br /> Petition 7253. This proposed landscape contractor business is within an existing parcel zoned for <br /> agribusiness in an Agricultural Preservation Area of the Town of Sun Prairie, where the relevant <br /> town/county policy is: <br /> "Only commercial uses clearly related to or compatible with agricultural production should <br /> be permitted to rezone in designated agricultural preservation areas. Small family-owned and <br /> operated businesses that provide a community service and do not change the character of use <br /> of the property are generally permitted but require Town Board approval" <br /> The surrounding area was found to be consistent with this policy several years ago when it was <br /> rezoned to A-B Agricultural business. The proposed landscape contractor is consistent with and <br /> compatible with an agribusiness. However,the landscape business is not as directly related to <br /> agricultural production and is a service use primarily by nonfarm residents. Within the limits of the LC- <br /> 1 District the use could be rationalized as providing a community service and not changing the <br /> character of use of the property. It appears an existing farm building will be used for this purpose. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
